Eastmark is the biggest new-home engine in Mesa, and every one of those closings comes with the same backyard: graded dirt, a block wall, a couple of hose bibs, and a builder slab that photographs bigger than it lives. If you just got keys in Eastmark, the Eastmark backyard cost question is not academic. Your HOA paperwork almost certainly has a landscape deadline in it, and the dirt is not going to finish itself.

Those ranges start higher than our remodel tiers in Chandler or Gilbert for one reason: an Eastmark yard starts from absolute zero. There is no irrigation main to reuse, no established tree to design around, no existing patio to extend. Every system gets built new, which is also why a finished Eastmark backyard feels so complete: everything in it was designed to work together from day one.

What your Eastmark builder handed you

Taylor Morrison, Woodside, Ashton Woods, Meritage, and the other Eastmark builders deliver yards at a similar baseline: rough grading sloped away from the foundation, perimeter block wall, one or two hose bibs, and (usually) a covered patio slab. What is not there: irrigation of any kind, drainage beyond the foundation slope, plants, trees, turf, lighting, or gravel.

Two Eastmark-specific notes from our install calendar. First, the newer sections in the southeast of the community have been graded and re-graded by years of construction traffic, and the compaction is serious. Tree pits and pergola footings regularly need machine work, and occasionally we hit the caliche bands that run through this part of Mesa; our caliche guide explains what that costs. Second, many Eastmark lots drain through shared swales along the back wall. Your landscape design has to respect that flow path, because your neighbor's monsoon water crosses your lot on its way out.

Eastmark design review: what to expect

Eastmark runs one of the more organized design review processes in the East Valley. Expect to submit a landscape plan showing hardscape layout, plant palette and counts, turf area, and any structures. The Eastmark community site publishes the current design guidelines, and the review committee meets on a regular cadence, so a clean submission typically clears in 2 to 4 weeks.

What gets packages kicked back, in our experience: turf visible from the street beyond allowed limits, structures over height limits, plant palettes that ignore the approved list, and missing dimensions. We draft and submit the package for every Eastmark project, and because we do it monthly, our approval rate is effectively 100 percent on first submission. One more deadline to respect: most Eastmark closing documents expect landscape completion within a set window after move-in. Check yours the week you close, not the month the letter arrives.

What each tier looks like on an Eastmark lot

Starter Family Backyard: $18,000 to $45,000

The most common first build. From bare dirt: grading correction and drainage, a smart drip irrigation system, 800 to 1,200 sq ft of quality turf, a 250 to 450 sq ft paver patio extension off the builder slab, 15 to 20 plants with a specimen tree from the approved palette, side-yard gravel, and path lighting. This is the tier that satisfies the HOA deadline and gives kids and dogs a real yard.

Full Family Build: $45,000 to $70,000

Adds a pergola or extended shade structure (essential on Eastmark's west-facing lots), a built-in gas fire pit, 1,200 to 1,800 sq ft of premium turf with cooling infill, 600 to 900 sq ft of upgraded hardscape, a fuller palette, and engineered drainage. The most popular build we do in Eastmark proper.

Custom Outdoor Living: $70,000 to $120,000+

Outdoor kitchen, full ramada, water or fire features, putting green, and distinct zones. The larger premium lots take this scope well, and resale in Eastmark rewards it: finished outdoor living is a differentiator when every house on the street shares the same builder floor plans.

Encore at Eastmark: $15,000 to $30,000

The 55+ section runs its own pattern: low-maintenance conversions with quality turf, clean gravel, simplified drip, accent plants, and lighting for evening entertaining. Smaller yards, tighter scope, faster installs, and the same design review standards.

Timeline and the smart sequence

Most Eastmark installs run 6 to 10 weeks from first consult to walk-through: 2 to 4 weeks of design and HOA review, overlapping material lead times, then 2 to 4 weeks on site. The week-by-week breakdown lives in our Arizona install timeline guide.

If your budget cannot cover the whole vision at once, phase it the smart way: build all the underground infrastructure now (grading, drainage, irrigation main, conduit sleeves for future lighting and gas), and phase the visible features. Adding a pergola in year two is a weekend of work when the footings and sleeves already exist. Trenching under finished pavers in year two is demolition. This single sequencing decision is the difference between a phased yard and a re-built one.

  2. Rough-measure the yard and note hose bib locations and the slab size.

  4. Lock design and materials. We draft and submit your Eastmark design review package.
  5. Install. Most Eastmark yards finish 2 to 4 weeks after crews arrive.
